The Lighthouses Salem, MA
The Lighthouses are comprised of two individual buildings that will create 46 new affordable units on Salem’s waterfront. Together, they stand as new gateways to Salem’s Point Neighborhood and provide a canvas for murals that contribute to El Punto Urban Art Museum.
34 Peabody Street faces Downtown Salem across the South River, with its main entrance and adjacent community space open to the Salem Harbor Walk across the street. To better connect the broader neighborhood to the waterfront, the project committed a significant portion of the site to create a new, mid-block, direct pedestrian connection. Both buildings provide ground floor commercial and community spaces that enliven the street front and support local entrepreneurship while concealing parking tucked under the podium. 34 Peabody offers interior gallery space showcasing a rotation of artists, while 47 Leavitt is now home to the Salem Food Pantry.
Designed to the Passive House and Enterprise Green standards, these buildings are not only low-energy and highly resilient, but healthy and comfortable.
The facade design on each responds to specific orientation, integrating solar fins and angled bays that strategically shade and limit unwanted solar heat gain while providing ample light, long views, and cross ventilation.
