This 280-apartment building, unchanged since its 2007 construction, had lost appeal within the Boston market. New ownership looked to ICON for a comprehensive capital upgrade focused on enhancing resident experience, modernizing building interiors, and connecting amenities to its riverfront setting. ICON’s designs—developed post-pandemic—focused branding on resident wellness. The nature-inspired palette graced new uses, breaking down the barrier between interior and exterior amenities.
The owner’s desire to bring a “country-club” feel to the property was met with a complete revamp of the two-level amenity areas that included lobby refresh, office reconfiguration, mail and package area enlargement, fitness center expansion, dining addition, and areas to support work-from-home resident needs. All common corridors within the 12-story building received new finishes and lighting, consistently bringing the nature-inspired brand throughout the property. Designs for additional outdoor amenities—pool, clubhouse, sports courts and cabanas—will be a part of the next phase. ICON also provided design for unit upgrades, including new kitchen and bath options that will be incorporated as units are turned over.
