The transformation of an underutilized and long defunct property in Gloucester, MA provides 30 new affordable rental units in a highly resilient, Passive House certified building.  Located downtown, just two blocks from City Hall and the waterfront, these new one- two- and three-bedroom units feature healthy, energy efficient homes that save on utility bills while offering convenient access to neighborhood services and jobs. Clad in masonry and cast stone, the building is designed to respect the historic fabric of Gloucester’s past, while providing cutting edge performance for the future. New ground-level commercial and program space add vibrance to Main Street and further the owner’s mission to support social and economic development. The rear parking court is accessed through a breezeway that conceals 30 private, off-street parking spaces. The building is solar ready, which will allow future Photovoltaic electricity generation to further offset the operational energy footprint.
