A key component of the Arlington Mills redevelopment in Lawrence, MA, this mill (formerly known as Van Brodie Mill) has been gut renovated for 102 apartments. Located adjacent to Steven’s Pond for the water supply for manufacturing, the housing now benefits from long views across the pond. Constructed as a warehouse, the building had been vacant for several years, allowing the design to capture the robust character of the masonry bearing walls and steel columns and beams. New interiors embrace the heavy concrete floors and rooftop heavy timber construction, while the exterior has been completely repointed and enhanced with new, historically-accurate, energy efficient windows. A smaller power building to the side of the mill has been restored as two townhouses, and is linked to the mill by a steel grid tray.
The development is partially funded with Historic Tax Credits and Low Income Housing Tax Credits.
