- ICON worked with the City of Somerville to evaluate the potential impacts and opportunities created by the proposed $2 billion North Point mixed-use development straddling the Cambridge-Somerville boundary. Leading a team of urban design, transportation and economic development consultants, we identified impacts of North Point which will require further review and mitigation, and provided an objective analysis of municipal tax revenues and service costs that might be generated by the portion of the North Point project developed in Somerville.
ICON also provided a vision for the adjacent areas of Somerville-the Inner Belt District and McGrath Highway Corridor-that looks out over the 20-year buildout of North Point and suggests a comparable set of transit-oriented smart growth development opportunities in one of the most underutilized areas of the city.
