- The Highlands Center at Cape Cod National Seashore is a 110-acre site on a high bluff overlooking the Atlantic Ocean, which contains over 50 buildings originally used for common space, housing, administrative functions, storage space, and maintenance facilities for the Air Force. ICON completed a master plan for the redevelopment of this site as a unique partnership among the NPS and local scientific and arts groups to create a center for the arts and environment. Combining the Highlands Center Vision Statement with the NPS Principles for Environmental Sustainability, ICON defined ecological design intentions for site that address global warming issues, habitat loss and water conservation, and has proposed a carbon neutral design for adaptive use to create 36 duplex units.
